Fully custom home
- Your plans, or plans drawn with an architect for your lot
- Every finish selected by you
- Best when the lot or the design is unusual
Custom spec home
- Start from an existing plan, such as one of our build models
- Customize finishes, layout options and upgrades
- Faster pricing and permitting, fewer design decisions
How pricing works
You see every cost
With open-book cost-plus pricing you pay the actual cost of labor and materials plus a fee agreed up front. Every invoice is visible to you, allowances for finishes you haven't chosen yet are listed separately, and our project platform reports costs and progress at each milestone. No hidden contingency inside a lump-sum price.

Custom home questions
How much does a custom home cost in Florida?
It depends on the lot, size, finishes and site work such as fill, well and septic. A free feasibility report gives you a first range for your address, and our open-book budget breaks every line out before you build.
How does open-book cost-plus pricing work?
You pay the actual cost of labor and materials plus a fee agreed up front. You see every invoice. Allowances for items you haven't chosen yet are listed in the budget, so you know where the number can move.
Can you build from my own plans?
Yes. We can price and build from your architect's plans, or start from an existing plan and customize it.
Do I need to own a lot first?
No. If you're shopping for land, run a feasibility report on the lots you're considering. It helps you avoid lots that are expensive to build on.
How long does it take?
Permitting time varies by county and city. On a recent Port Charlotte single-family build, construction took about 8 months from slab to final punch list. We give you a schedule with your budget.
How do I pay for a custom home build?
Most owners use a construction loan, often a construction-to-permanent loan that converts to a mortgage at completion. Our construction loan guide explains the options, and we work with your lender's draw schedule.
Can I add an ADU or in-law suite?
Often, yes, depending on local rules. Many Florida cities and counties allow accessory dwelling units, but rules vary. The feasibility report and our team can tell you what your lot allows.
